  1. What are Spectra's leasing office hours?
    Office Hours: Monday - Friday: 9:30am - 6:00pm Saturday: 10:00am - 4:00pm Sunday: Closed
  2. What kind of pets do you allow? Do you permit exotic pets?
    We accept Cats & Dogs. Breed and weight restrictions apply. Unfortunately we do not permit exotic pets at this time.
  3. How many pets may I have?
    2 pet max- 50lb. weight limit. Must show documentation that your pet(s) are one year or older and have current vaccinations.
  4. Are there any deposits, special fees, or monthly charges to have a pet?
    $350 non-refundable fee and a $35 per pet/per month charge.
  5. What must I bring with me to tour an apartment?
    Photo ID and checkbook for Application/Hold Fees.
  6. What are the income and credit qualifications?
    3 times monthly rent.
  7. What utilities are included in my lease?
    With the state-of-the-art centralized HVAC system, partial heating/cooling is included.
  8. How might I qualify for an apartment that is a part of the affordability rental trust program at Spectra?
    We proudly participate in the State Housing Trust Fund Program designed to offer opportunities for affordable housing to 32 families or individuals, based on defined qualifying guidelines.
    We welcome qualified applicants to participate in our affordable apartment rental program*. Available studio and one bedroom apartment homes are limited in number, please call or email for information at your earliest convenience by clicking CONTACT US. *All requests accepted first come, first served.
  9. Can I change to a month-to-month lease plan after my first year?
    Yes, but there may be additional fees to accommodate that need. Please see management.
  10. How long is the term of the lease?
    We offer flexible lease terms. Please see management for details.
  11. Am I required to have renters insurance?
    Yes. You may contact your personal agent.
  12. Do you offer furnished apartments?
    Yes - Please call to inquire!
  13. Do you offer corporate apartments?
    Yes - Please call to inquire!
  14. If something needs to be repaired in my apartment, how do I report it?
    We have an online maintenance request form for non-emergency repairs. For emergency repairs we have a 24-hour maintenance hotline.
  15. When is my rent payment due?
    1st of the month.
  16. What day of the month am I liable for a late charge?
    11th of the month.
  17. Will you accept electronic payments from my bank?
    Yes.
  18. Is there a place where I can pay my rent after office hours?
    We encourage you to pay your rent online through an ACH Debit from your checking account.
  19. Do you have reserved parking?
    There are several parking garages options available at $95 per month.
  20. I have a motorcycle, where can I park it?
    You may make personal arrangements via adjacent parking garages.
  21. My children live with me in the summer; do I need to notify your office when they arrive?
    Yes. Please notify the property management office of any guests staying longer than two weeks.
  22. Do you have cable services?
    Yes, each residence is cable ready.
  23. Does the property have a fitness center?
    We have an exceptional fitness center, indoor half basketball court and extra-large yoga, Pilates and dance studio.
  24. Does the property offer on-site recycling?
    Yes.
  25. Is there any additional storage space available at your property?
    Yes. See property management office for details.
  26. Are residents permitted to paint their apartment?
    Yes. With specific written authorization from management.
  27. Will you accept my delivery packages for me?
    Yes.
  28. How is your property different from the competition?
